Commercial Solar Retrofit: Can You Add Solar Panels to an Existing Building?

Commercial solar retrofit means adding solar photovoltaic (PV) panels to an existing building. For businesses with suitable roof space and electricity demand, it can provide a source of power for use on site, reduce reliance on purchased grid electricity and support carbon reduction goals.

Whether you operate a factory, warehouse, supermarket or public-sector building, the starting point is understanding your premises and how you use electricity. A successful retrofit begins with a design developed around both.

What Is Commercial Solar Retrofit?

A commercial solar retrofit introduces solar PV to a building that is already constructed, rather than incorporating it into a new development.

The panels generate electricity during daylight hours, which the building can use as it is produced. How much of that electricity is consumed on site depends on the relationship between solar generation and the building’s electricity demand.

Square 4 Solar designs, installs and maintains commercial and industrial solar PV systems across the UK, including installations on existing buildings.

Can Solar Panels Be Installed on Any Commercial Roof?

Not every roof is suitable. Available space, roof condition and construction, shading, existing equipment and safe access all need consideration.

The assessment should also consider how a proposed installation would fit around the building’s existing services and operational requirements. A large roof alone does not establish whether a project is suitable.

Assessing Your Building

Square 4 Solar begins with an initial desktop assessment and proposal. If you wish to progress, a technical site visit checks the assumptions behind the design against the conditions at your premises.

This helps establish how the proposed solar installation would work with your building before the design is finalised.

Why Does Your Electricity Demand Matter?

Your electricity consumption helps determine how a solar PV system should be designed.

The aim is to understand when your building needs electricity and how that demand compares with the proposed system’s generation. This helps assess how much solar electricity could be used on site and informs the financial projections.

Retrofit in Practice: Lancaster University

Square 4 Solar’s Lancaster University project illustrates this approach. The team assessed half-hourly electricity consumption data alongside the existing electrical equipment and available roof space, developing a 49kWp system across three roofs.

The proposed installation had estimated annual generation of 42,210kWh. These are project-specific figures; another building would require its own assessment.

What Should a Commercial Solar Design Proposal Include?

A proposal should help you understand the proposed installation and its expected performance before committing to the project.

Detailed Layouts and Performance Reports

Square 4 Solar’s design package includes:

  • A dedicated design account manager

  • Detailed CAD roof layout drawings

  • 3D modelling

  • Solar electricity generation forecasts

  • Financial return on investment reports

  • RC62 solar fire safety design guidance

In-House Solar Design Expertise

Our in-house specialists use CAD and specialist solar design software to develop the system around your building and project requirements.

Square 4 Solar is also approved by Bauder and Sika for flat and bio roof design works, bringing specialist roof design knowledge to relevant projects.

How Does the Commercial Solar Retrofit Process Work?

From your initial enquiry through to handover, each stage helps turn the proposed design into an installation developed around your premises.

Initial Assessment and Proposal

The process starts with your enquiry and an understanding of your premises, electricity requirements and objectives.

Our team prepares an initial desktop proposal and explains it during a Teams walkthrough. This gives you an opportunity to understand the approach and ask questions.

Technical Site Visit and Project Agreement

If you wish to progress, a technical site visit checks the proposed design against your building.

The design is refined and project terms are agreed before handover to our operations team.

Installation, Quality Checks and Handover

Contract managers coordinate installation with your site. Following installation and commissioning, we carry out a final internal quality inspection before handing over the system.

How Long Does Commercial Solar Retrofit Take?

There is no single timescale that applies to every building. The programme depends on the system design, site conditions, installation requirements and any necessary electricity network approvals.

Distribution Network Operator requirements can affect when a project can proceed. Timescales should therefore be discussed as the technical details and approvals become clear.

Does a Retrofitted Solar PV System Need Maintenance?

Yes. Maintenance helps identify faults, assess the condition of equipment and support ongoing performance.

Planned Maintenance and Monitoring

Square 4 Solar’s in-house asset management team provides monitoring and annual pre-planned maintenance.

Maintenance inspections include system testing, thermal imaging, visual checks and performance assessment, supported by reporting.

Solar Panel Cleaning

Solar panel cleaning forms part of our asset management service, helping address the build-up of dirt and debris on panels.

Planning for ongoing care at the outset helps establish how your system will be looked after beyond installation.

Planning Solar Panels for Your Existing Building?

Start by gathering information about your premises, electricity consumption and what you want the project to achieve. Available roof drawings and details of existing equipment can also help inform the initial discussion.

Based in Lowton, Warrington, Square 4 Solar has specialised in solar PV since 2016. Our in-house design team and project managers support commercial and industrial clients across the UK, from the initial proposal through to installation and ongoing care.
